A Full Property, Not Just a Rental
Wanch Golf, fire pits, the 1936 Homestead, and the rest of Turkey Toe right outside your door — this is a place to actually live, not just caretake. Turkey Toe isn't a working ranch with livestock, but caretakers are welcome to bring or keep their own animals.
The Caretaker House
Brand-new, factory-built construction — 3 bedrooms, 2 bathrooms, a full kitchen, dining and living areas, and private decks.
A Shared Structure with the Welcome Center
The house shares one building with the Welcome Center — the shared space where ownership and other on-site managers check guests in and run the store. The bathroom in that shared wing is also used by guests passing through, not just staff. Exactly where the private caretaker residence is locked off from that shared space depends on who the right caretaker partner turns out to be: the floor plan has flexible lock-off points, and the final layout gets configured around whoever moves in.
Because this wing is shared by caretakers, other managers, and guests, everyone operating out of the Welcome Center works from the same Shared Space Agreement — a simple, mutual commitment to keep the space clean, restock what you use, and respect that it's not any one person's space alone.
Full construction documents are shared with finalists after the ranch visit.
What We're Looking For
Not a 9-to-5 — a Partnership
We're not hiring a groundskeeper to clock in and out. Turkey Toe works with a network of specialists — a golf pro, a photographer/drone operator, a cleaning team — who guests book directly through the website. The caretaker is the person on the ground who makes that all work, reporting back to Devon, with real upside as you take on more.
Be the Eyes and Ears
Required from day one. You're Devon's on-the-ground presence — flagging what needs attention, keeping tabs on the grounds, and reporting back so nothing slips through the cracks.
Coordinate the Specialist Network
Required from day one. Guests book specialists — a golf pro, a photographer/drone operator, a cleaning team — directly through the website. You help coordinate those bookings on the ground and make sure the day runs smoothly.
Take On Events & Management (Optional, Opt-In)
As you're ready, take on a bigger piece of running events and day-to-day property management. This is opt-in, not required — the more you take on, the more you share in through the profit-sharing program below.
Work From Home, On Your Schedule
This isn't a 9-to-5 posted-at-the-gate job. Most of the work happens around your own schedule — you work from home, and the baseline responsibilities layer in around that.
Baseline duties are recognized in the final arrangement, through adjusted rent or a monthly credit set in the SOU. You're not doing this work for free.

The right caretaker isn't defined by a résumé. It's someone who will love living here and take pride in how the place runs. You'll probably fit if you:
- 💼Have steady income of your own: a remote job or business that covers rent without depending on ranch income.
- 🔧Are handy: you can troubleshoot a frozen line, swap a fixture or tell when it's time to call the pro.
- ❄️Are ready for mountain living: 8,000 ft winters, 4WD roads, propane, snow, and long quiet stretches between events.
- 🤝Like people and enjoy hosting: a friendly face when guests arrive, and organized enough to keep vendors, bookings and details on track.
- 👀Notice things: you'll spot the loose gate before it becomes a problem and speak up.
- 🏗️Bonus: a background in construction, the trades or hospitality. Turkey Toe grew out of the building community.

What You Should Know
These are the questions every serious applicant asks first. We don't have every answer locked in yet — here's where things stand.
Internet for Remote Work
This role is built around keeping your own remote job or business running. We're finalizing the provider and speed (Starlink or fiber, depending on what's available at the site) and will confirm exact numbers before anyone signs on.
Utilities & Winter
Who covers propane, electric, water, and trash, and who handles plowing and snow removal in winter — all open items in the Statement of Understanding below, not yet decided.
Event Load & Quiet Hours
You'll be living right next to the Party Barn. Expect a limited number of events per year to start, with quiet-hours expectations on event nights — exact numbers are still being worked out as the venue ramps up.
Privacy in the Shared Building
We know sharing a wing with the Welcome Center and guests is the biggest question. We're committing to a locked private entrance for the caretaker side, and looking at a separate guest-only restroom so the shared bathroom isn't the only option.
How It Works
$2,800/month is a baseline, not a fixed number. It's the starting point for a Statement of Understanding that gets built out together once we find the right partner — covering rent, shared utilities, and who does what.
You work from home — on your own business or job. This isn't a full-time ranch-hand position. Most caretakers keep their own remote work or business going; the baseline responsibilities layer in around that.
You opt into events and management as you're ready. As you take on more of the day-to-day, like helping run events and overseeing the grounds, that work earns a share of net proceeds on the events you help run, paid out on a regular schedule. We'll put real percentages in writing once we find the right partner — not a vague promise of “upside.”
You use the ranch too. Wanch Golf, the Party Barn, The Roost, fire pits, the grounds — all of it, for you and your own guests, when the property isn't hosting an event.
Working Draft
Statement of Understanding (SOU)
$2,800/month is a baseline, not a final number. Before anyone signs on, Devon and the right caretaker partner sit down and map out the details below together — this is the template for that conversation, not a finished contract.
Role & Compensation
- •Baseline duties: being the eyes and ears on the property, coordinating specialists on the ground, and a weekly check-in with Devon
- •How baseline duties are recognized: adjusted rent or a monthly credit
- •Opt-in event and management work: profit-share percentage on net proceeds, and the payout schedule (for example, quarterly)
- •Review: a 90-day check-in, then an annual review of the role, rent and share
- •If the role changes: what happens to the lease if either side steps back from caretaker duties (for example, it continues as a standard rental for the rest of the term, or ends with 60 days' notice)
Rent & Lease Terms
- •Monthly rent — $2,800 baseline, open for discussion based on the final role

Where We Are
Permitting is the piece we're actively dialing in right now. The target below is our official move-forward plan — dates will tighten up as the permit process clears each stage. Turkey Toe is already taking retreat bookings for 2027. On-site coverage for events before the caretaker moves in is handled separately.

The Process
What Happens After You Inquire
We're taking our time to find the right fit. Here's how it works:
Intro call (now–Dec 2026). A relaxed 30-minute video call with Devon about your work, your household, and why Turkey Toe.
Ranch visit (Jan–Feb 2027). Come out, walk the property, see where the house will sit, and get a feel for life at 8,000 ft.
Trial weekend (Mar–Apr 2027). Help out at a Turkey Toe event so we can see how we work together, and so can you. Your stay is on us, and the time is compensated.
Screening. Standard rental screening: credit, income and references. Colorado portable screening reports are accepted, and any application fee covers only our actual cost.
Build the SOU together. Rent, utilities, duties, compensation and ground rules, written down and agreed.
Sign and plan the move (May 2027). The lease and caretaker agreement are signed once permits clear and the house is set. Nothing is signed and no deposits are collected before then.
Move in (August 2027). With a 90-day check-in to make sure it's working for everyone.
